What it does

What does DealValuator actually do?

DealValuator is deal analysis software from Netlink Technologies in Texas. You type in the numbers of a property (as few as four: purchase price, renovation budget, after-repair value, and monthly rent) and it works out every way to make money on it: flip it, rent it, refinance it, wholesale it, or build on it. Each way gets a score from 0 to 100 and the best one goes on top, with a clear Buy, Hold, or Pass and the reasons a deal fails. Then it helps you run the renovation and turn the whole thing into a report you can hand a lender.

Is this investment advice?

No. It is analysis of the numbers you supply. It is not investment, legal, tax, lending, or brokerage advice, and it is not an appraisal. You verify every figure before you act on it.

How do I know the answer is more than a guess?

Because the math is fixed. The same numbers in always give the same answer out, with no randomness and no computer deciding your margin. When a lender asks how you got a figure, you can walk them from the inputs to the result line by line.

Which ways of making money does it score?

Fix and flip, buy and hold, BRRRR (buy, renovate, rent, refinance, repeat), wholesale, wholetail, DSCR rental, short-term rental, build-to-rent, new build, and land. All of them run from the same set of numbers and are ranked against each other.

Do I need every number to start?

No. Purchase price, repair budget, what it is worth fixed up, and what it rents for are enough for an honest first verdict. Anything you leave blank uses sensible, clearly stated assumptions, and the verdict sharpens as you replace them with real numbers.

What if I am an agent or broker, not an investor?

You use it the same way, to answer your client’s question before they ask it: “Is this a good deal, and which way?” A report link with your name on the cover is a strong thing to send with a listing or an offer.

Your deals and your privacy

Can other people see my deals?

No. Your deals are private to your account. That rule is enforced where your data is stored rather than only on the screen, so another account cannot reach your deals even by accident. Inside a Team workspace, only the teammates you invited can see the shared pipeline.

Who can see a report I share?

Anyone who has that report’s link, which is the point of a share link. Links are long and random, they are not listed anywhere, and each one shows only the report you chose. Delete the deal and the link stops working.

Where is my data kept, and is it safe?

In a professionally hosted, encrypted database with daily backups. Your password is never visible to us. The Privacy Policy names the companies that host the service.

Do you sell my data or use it for ads?

No, and no. Your deal data exists to run your analysis and produce the reports you share. Nothing else.

Can I get my data out?

Any time. Deals export to Excel, CSV, and Word; a renovation project exports as a complete Excel workbook. Deleting your account is one email to support, done within two business days.

The AI helpers

Is the analysis done by AI?

Never. DealValuator does not use AI to compute results; the analysis is fixed arithmetic, so the same inputs always give the same verdict. AI shows up in exactly three places, and only as a helper that drafts things for you to check: paste a listing and it drafts the numbers; photograph a receipt and it drafts the cost line; press one button and it drafts the story around your figures for a report. Nothing it drafts counts until you approve it.

How do I know what the AI guessed and what I typed?

Everything the AI estimated is clearly marked as an estimate, with a note on how confident it is and why. Your own numbers are never marked that way.

What happens to the text or photo I paste in?

Only the specific text or photo you submit is sent to an AI service to produce the draft, and only for that purpose. Please don’t paste sensitive personal information into these helpers. The deal doesn’t need it.

Can the AI be wrong?

Yes. That is exactly why nothing it produces takes effect without you accepting it, and why the stress test exists to show you which numbers the verdict really depends on.

Plans and pricing

What does Free include?

The entire analysis (every strategy, verdict, and stress test) plus all six reports and every export, for three active deals, with a fully worked sample deal to learn from and three AI drafts of each kind to try. Reports on Free carry the DealValuator name.

What am I paying for with Pro?

Room. DealValuator Pro adds unlimited deals, unlimited AI drafting, your own name, logo, and colors on every report, and priority support. Pro costs $39.99 a month, or $31.99 a month billed yearly.

What is the Team plan?

Pro for shops that underwrite together: five people on one shared pipeline with one set of standards and one brand. You invite teammates yourself from the Team page. $99 a month, or $79 a month billed yearly.

Is there a contract or setup fee?

No. Month to month, cancel yourself in two clicks, and you keep the plan until the period you paid for ends. The first hundred accounts lock founding pricing for life.

How do refunds work?

Your first payment for a paid plan is fully refundable for 14 days, no reason needed, and a yearly renewal is refundable for 14 days after the charge. Monthly renewals are not refundable; cancel before the renewal date instead. Email support from your account’s address, and read the full refund and cancellation policy at dealvaluator.com/refunds.

Sharing and teams

How do I show a deal to my lender, partner, or buyer?

Every deal has a permanent link. Choose which report it shows (the full analysis, a lender pitch, a buyer flyer, a budget ledger, a contractor request with prices removed, or the final wrap) and send the link. They need no account, and you can see how many times it was opened.

Can my partner and I work in the same account?

Yes, that is the Team plan. Everyone you invite sees the same deals, budgets, and reports, live. Each person has their own login; you share the workspace, not the password.

Can I give another account permission to see just one of my deals?

Not today, on purpose. A share link already gives anyone a live, read-only view of exactly what you choose, without opening a door into your account. For working together on the same deals, that is what Team workspaces are for.
